Lovely cottage ideal, A++++
We really liked how clean and presentable the cottage is. Very easy to understand guide is available.
The only thing we didn’t like was that we had to leave!

Poor. Don't waste your money.
Location was ok if you are ok walking. Close to train station. Plenty of kitchen utensils
I arrived for a 3 night break just myself and my dog as I needed a break and some downtime. On arrival the property appeared clean,light and airy. After being there a while I realised it was fluffed up to look that way. The pan in the kitchen had all the covering peeled off and not fit to put food on,the cutlery in the draw was dirty and everything had to be washed before use, as I have allergies. The washing machine did not work after putting the wash on for a hour cycle it ended up still full of powder and all soaking wet, I had to put it in a bin liner to take home soaking wet. The bed upstairs in main bedroom looked like it had not been changed and there was stains on sheet and it was very crumpled as was duvet cover,duvet had not been out in properly and none of the buttons done up on cover, no pillow protectors either. I decided to sleep downstairs on sofa bed but changed my mind immediately after opening as mattress was covered in what I could describe as blood stains. I spent 2 nights on the sofa with a throw from the car. The bath was tiny and the plughole full of someone else's hair, gross right. The shower was ridiculous as either boiling hot or freezing cold. The garden was extremely overgrown and was not pleasant to sit in and even the dog didn't want to go out there. The lady next door was worried at my dog as the pathway at the top is shared with a gate either side, so it's not a private garden. Bin was full outside and rubbish in front garden had to leave mine on top of bin.I ended up leaving a day early as I felt more miserable and annoyed than i did when I arrived.
Final conclusion. Extremely overpriced for what you get. Not very clean and no care and attention with anything and it's a very tired looking property. I messaged the property Host on the coast when I returned home and have had no reply. Have taken the matter up with booking.com.

Super cottage with everything you need. I only wish we could stay longer.
Great location, so near the shops and the beach. As we have stayed here last year, we knew how nice the cottage was and the road was quiet. They added in a bannister so it made the stairs feel more safe for the kids and elderly parents.
It could do with a little paint refresh and a few more lights in the bedrooms as it is quite dark with just the main lights. But overall a lovely place as we keep coming back and spend all day at our beach hut.

A good value clean , nice property with a good location for frinton high street and beach
Near frinton highstreet short walk from beach
A little outdated compared to some properties garden a bit overgrown and items provided in garden cobwebs in cupboards wouldn’t use bathroom door was hard to shut

The Cottage was well equipped and the guide to the accommodation was comprehensive, The accommodation was quiet. I agree with another reviewer that the TV was impossible to use. There were no instructions. We could not get live TV in the middle of the World Cup. Luckily we were able to watch it elsewhere. The fans were good and kept the heat in the bedrooms manageable. The decorative things around the accommodation were sea themed and showed a lot of thought. We only slept in the accommodation so did not test any kitchen machinery so I cannot comment about their performance. To suggest you could have 7 people staying there seems inaccurate. There is a double bed in the main bedroom and double bunk beds in the second bedroom - access to the top bunk bed is (in my view) impossible as it is through a gap of about two feet and we had to pull the mattress off the bunk, rearrange the room and put it on the floor which was claustrophobic to say the least. The second bedroom is tiny and there is no possibility that four adults could stay in it. The sitting room is well planned but again there is no way we would have used the sofa beds as it would limit the movement of other guests around a tiny cottage. The owner was flexible on our departure time as there was no one booked in to follow us and we appreciated the extra time to pack up.
Access to the parking place is very tight with brick pillars making entrance and exit difficult. The bathroom door scrapes against the floor and needs to be sanded down. My family were very unhappy with the shower which was not up to modern standards (ie not a power shower). As someone else mentioned the rubbish left by previous occupants in the area outside the cottage smelt and we felt it should have been emptied in between visits by the host - even if it meant they had to take the rubbish away. I know it is hot but this is a rental and the hosts should aim for the highest standards and not rely on the council services only. The garden is scrappy and messy. The garden furniture is tired. There were no views. Personally I would not describe it as a 'cottage' as it is not pretty or charming. The back garden needed pruning and controlling. Looking out of the window I wanted a garden like their neighbours - with a long thin grass lawn and nice flower beds either side of the garden instead it was a pathway with wild plants. The pots at the front of the house had dead plants in them. The fence near the BBQ area in the back garden was broken and wobbly. The stairs are very steep and the upstairs hallway has three different flooring heights between the hall and the two bedrooms at the top of the stairs so concentration was required. There was milk & tea & coffee left for us but no Prosecco or snacks so that should come off the photos as it was not provided. I am sorry but I felt it represented poor value for money and we were relieved that we were not reliant on the accommodation provided but could go to family and friends during the day.
