Location was perfect. The staff was very communicative and very helpful with organizing taxi services. They were very accommodating! Apartment was spacious and clean.

The apartment was absolutely stunning, very big and spacious, modern facilities, freshly renovated, the multiple bathroom facilities were awesome ,the beds were extremely comfortable and great size bedrooms, there were 3 of us staying and there was so much space.It is a perfect part of Venice in San Marco,massive kitchen so no need to eat out every night,laundry facilities in house ,close to everything, the views were excellent, Highly recommend for a small group.

It was very clean .
Number one we did not like that. We had to climb up 50 steps with all our luggage to get into the apartment rental. Number two Venice is not easy to navigate the streets if you’ve never been there so it was very difficult in trying to find this. Even though the girl, Audrey was very helpful and trying to get us into the apartment. You have to make sure you have the current address on Google Maps by the compass. We did have a hard time with that. They were very helpful in giving us our water taxis.

There was a lot to like about this property. The location was excellent, with the promised canal view and easy access to restaurants, transport links, and vaporetto stops. The property itself was clean, and the kitchen appeared to have been recently updated with quality appliances and everything we needed for a comfortable stay.
For a family of four, we felt it offered good value for money. The apartment was also spacious, which was particularly appreciated after a long day of sightseeing, as everyone had enough room to relax and enjoy some downtime. The concierge service was friendly and helpful throughout our stay.
Overall, the property itself was above average.
Unfortunately, there were also several downsides to our stay, some due to the nature of Venice itself and others specific to the property.
Our apartment was on the 3rd floor of an older building with no lift, something we were completely unaware of when booking. Had this been made clear in the property description, we would've chosen something else, particularly as we were travelling with four heavy suitcases. In fact, when we checked out, we had to hire a porter service to help us get our luggage downstairs. This is something that should be clearly highlighted for guests, particularly those with mobility concerns or anyone travelling with heavy luggage.
Being close to the canal also meant a lot of mosquitoes, along with a strong sulphur-like odour at times, which may have been related to the surrounding canals. All of us have been bitten numerous times during our stay.
The Wi-Fi reliability was another big issue. It did not work for most of our stay, and when it did work, coverage was limited to the main lounge area. We reported this to the concierge, but the issue was never resolved during our stay.
After our first night, we also requested an additional blanket, but were told that there were none available as they were at the cleaners. This was disappointing, particularly as we were staying for 3 nights.
Finally, the second bedroom was not really a bedroom and felt more like a small children's room. The mattresses were extremely uncomfortable, with both of our children complaining of back and neck pain the following morning.
The combination of these issues made the stay far less comfortable than we had hoped. Based on our experience, we would not recommend this property, particularly to older couples, families with young children, or anyone with mobility issues.
