Villa Felicitá is a detached, luxuriously appointed villa that leaves nothing to be desired. It is located in a small, quiet village near Umag on the picturesque Istrian coast. The villa is surrounded by olive trees and lush natural scenery that invites you to linger. The fully fenced property offers you the peace and privacy you need for the best days of the year.
Villa Felicitá offers ample space for 8 people, is air-conditioned, and equipped with exterior roller shades. The living area of approximately 260 square meters spans two floors. Each of the 4 bedrooms has its own modern bathroom. In addition, the three bedrooms on the first floor each feature their own spacious terrace.
The well-maintained, fully fenced property, measuring approximately 870 square meters, features a 50-square-meter swimming pool with Roman steps for exclusive use. Furthermore, three covered terraces, a large lawn for sunbathing, a barbecue area with a bar, and a lounge invite you to linger and relax.

The spacious dining room features a large dining table that seats eight people. The living room has a flat-screen TV that receives German-language TV and radio programs.
The modern, fully equipped kitchen features a fridge-freezer, oven, ceramic cooktop, electric kettle, toaster, fully automatic coffee machine, and a milk frother.
- Bedrooms, each with its own bathroom
Three of the four spacious bedrooms, each with an adjoining private bathroom and terrace, are located on the first floor. Another bedroom is located on the first floor, also with its own adjoining bathroom. All four bathrooms are equipped with a spacious, walk-in, floor-level shower, as well as a toilet, sink, and heating. Bed linens and towels are provided upon arrival.

The 10 x 5-meter private pool with Roman steps, for your exclusive use, invites you to cool off and relax. An outdoor shower for rinsing off is also available.
- Terraces
The house has a total of six terraces. Three of them adjoin the bedrooms on the first floor. On the first floor, there are also two fully covered terraces and another shaded by a sun sail.
One terrace features a large, cozy dining table that seats 8 people. A second terrace invites you to relax on the comfortable beanbags and stools.
- Garden
The three terraces on the first floor are surrounded by a beautiful, well-maintained garden with a large lawn. Here, you can relax perfectly on our comfortable sun loungers.
- Grill Area / Outdoor Bar
The grill area is located in the garden between the pool and the terrace. It is equipped with a high-quality, large gas grill. There is also an outdoor bar with bar stools, a sink, and a counter for preparing drinks and food.

Villa Felicitá is located in the tranquil village of Skarlanija, approximately 6 km from the Mediterranean old town of Umag in Istria.
Its prime location, mild Mediterranean climate, excellent Istrian cuisine, and diverse recreational activities make this area one of the most popular vacation destinations in Croatia.
You’ll find family-friendly, idyllic beaches and coves, crystal-clear water, and countless recreational opportunities for all ages. Sehr schönes geräumiges Haus in ruhiger Umgebung mit fantastischem Pool

Die Villa Felicita ist ein wunderschönes Ferienhaus auf dem Land. Es liegt direkt neben Olivenplantagen ca. 10-15 min von Umag entfernt. Das Haus lässt keine Wünsche offen, ein riesiger Swimmingpool im Garten, ein Gasgrill für tolle Grillabende, schön eingerichtete Räume, auch ein Hochstuhl und ein Babybett war vorhanden, für jedes Schlafzimmer ein eigenes Bad und eine Küche mit ausreichend Küchenutensilien und Geschirr. Der Garten ist eingezäunt, so dass unser Hund prima im Garten springen konnte.
Der Kontakt zum Vermieter /Verwalter war auch sehr gut. Die Verwalterin wohnt selbst nur ein paar Meter weg vom Haus, so dass bei Problemen schnell ein Ansprechpartner zur Hand war. Auch den Vermieter kann man jederzeit über Mail oder Telefon erreichen. Das einzige kleine Manko war die kleine sprachliche Barriere, da die Verwalterin kein so gutes Englisch spricht, was aber mit Herzlichkeit ausgeglichen wurde. Die Übergabe des Hauses war sehr nett.
Das einzige, was ich vermisst habe, war eine Waschmaschine im Haus. Wer mit einer großen Familie in den Urlaub fährt und vor allem mit kleinen Kindern, könnte so Kleidung beim Packen sparen und auch mal eine Ladung Wäsche waschen und diese sauber wieder mit nach Hause nehmen.
Rundum war es ein wirklich toller Urlaub und wir sind sicher, dass wir gerne wiederkommen würden.
