The staff is very friendly and helpful. Room is comfortable and breakfasts at the cafe are good. Two big bottles of water supplied every day.
Consider what you want to do on a daily basis while in Chiang Mai. This part of the city has fewer food and shopping options within short walking distance when compared to the east side of town.

Excellent location on the edge of the old town, within what I would consider walking distance to many attractions. The room was spacious, well equipped and well presented, with the dark timbers and polished concrete floor creating the sense of a cool tropical retreat. The staff were lovely and helpful with all requests. Breakfast was not included but the cafe has plenty of choices featuring lots of fresh fruit, excellent coffee and a 20% discount for hotel guests.
The location on the main road following the line of the old city walls meant there was some traffic noise in the room, but I didn't find it obtrusive.
I found the mattress was comfortable, but some might think it a bit too firm.
