2 minutes walk to the Spanish steps and via dei Condotti, 15 minutes walk to the Trevi fountain. The property was clean and comfortable, the hosts were very polite.

FIRST THINGS FIRST - TRAVELLER BEWARE, this company will place you at random Spanish Suites locations throughout Rome and not the one you booked online. I booked the SPANISH SUITE at the PIAZZA DI SPAGNA on VIA VITTORIA 24. Upon arrival, I was instructed to check in at VIA DI RIPETTA 67. At first, I thought that the check-in office was pretty far, but not out of the ordinary. After check-in, they led me to my room, NEXT DOOR at VIA DI RIPETTA 66, which was not the location that I booked on Booking.com. This was brought up to the staff and they assured me that this was the norm, and was stated on Booking.com (it was not, nor could I locate the statement anywhere on here at the time of this review).
In addition, the rooms were not as expected on Booking.com. We booked the DELUXE DOUBLE ROOM. The pictures made it seemed like the room would include a chaise/couch and table... none of those were in our room.
That said, it really affected my first impression of this place, but the rest of my review will be based on the room that I received. I cant remember the room number, but it was one of the rooms facing the alley on the first floor.
WHAT I DID LIKE:
The room design was a nice minimalist design and clean.
The air conditioner worked wonderfully!
Our room included a safe.
Our room included a refrigerator - upon request!
There was no "Do Not Disturb" sign. We are the type of travellers who prefer our room undisturbed, but because there was no sign, housekeeping knocked on our door every morning.
Noise from the alley - For the most part, minimal noise from the alley did not bother us, except one evening there was someone with a megaphone in the alley, and on some occasions, a truck in the alley as well.
Smell from shower - there was a slight unpleasant smell when using the shower - kind of like a rubbery smell - but it was something I can overlook.
No full length mirror - a full length mirror would be nice in the room.
Faucet hole in wall - there was a hole in the wall where the faucet came out from.
No trash can in room. There was a tiny trash can in the bathroom where the lid did not open, but no main one in the room for other basic trash.
