El recibimiento de Giusseppe fue de 10, un señor encantador que te explica todo muy amablemente. La limpieza y la ubicación, también de 10.
La máxima nota le habría puesto si no hubiera fallado un aspecto fundamental en un alojamiento: EL COLCHÓN ES ABSOLUTAMENTE INSOPORTABLE. Viejo, blando, se clavan los muebles. No sabemos si es el mismo al que ya critican algunas reseñas de 2024 y 2025. Una pena que no tengan esto en cuenta.

Fantastic location - right behind the Piazza Grande. Quiet room (most of the time... or with the window closed). Effective air conditioning. Good shower with plenty of water pressure. Easier than expected parking. Most of all, caring, attentive host - thank you, signor Giuseppe!
Three major issues:
1) Be aware that there are two "apartments" - one (sleeps 2) is just a room with bathroom, with a single rather small window overlooking the piazzetta del Leone and a small fridge. The other (sleeps 4) is a flat with a kitchenette and two rooms, with an expansive view over San Biagio and the Val d'Orcia, and that's where most of the photos on Booking are taken. If you - like us - are staying for an extended period, the smaller room may not be suitable.
2) The space in the smaller apartment is badly exploited. All it would take is some more shelves/storage space to make it much more comfortable and tidier. Even a small shelf in the bathroom would make a significant difference to the practicality of the place; after 2 weeks, with gifts, purchases and 'everyday living' we ended up with a lot of stuff "on the floor".
3) Value for money. While even a smaller apartment can be comfortable, the price is well in excess of what we paid for much nicer and larger accommodation in the centre of Montepulciano.

Struttura centralissima, dietro in un vicoletto di Piazza Grande, attaccato a un ristorante con una vista stupenda. Siamo stati accolti dal signor Giuseppe, persona colta, gentile, con tantissimi consigli per noi. Vista dalla camera stupenda, tutto pulito, silenzioso, un luogo che sembra un abbraccio!

The location was a blessing and a curse. A lovely welcome the host however the small room is Immediately above a lovely but noisy restaurant it was very noisy. The room was clean and well equipped. It has an adjacent washing machine which was useful. There was a view if the window was open and we leaned out. Immediately In front of the restaurant/apartment is a terrace view of the whole valley.
It was dark and we found the closed in feel difficult
Directly above a popular and noisy restaurant meant no sleep until it closed. With the windows closed tight it was stuffy. It was dark and claustrophobic . We were woken early and couldn’t sleep until the restaurant closed so became tired. It was dark, with a closed in feel because if the window was open the noise was unbearable.The mattress is like a soft sponge and needs to be replaced.
