Super friendly staff and a gym right next door.
It's a bit noisy from the main road in the night. I bought my ear plugs, so it didn't bother me that much. However it might be a problem for light sleepers.

The BEST budget hotel in Old Town, Chiang Mai...
- spacious private rooms
- Roof terrace
- very friendly and kind Receptionist, Ning
- good Wi-Fi (important for streaming football)
- balcony looking onto moat / Doing Suthep
- a cute cat appears now and again
Mountain View room always unavailable 😭(but no biggie :))

I got a private room. It was good size with a balcony. Bathroom and toilets were clean enough and well stocked. Good Wi-Fi speed and coverage. Hot and cold water in the common area. Good AC.
Room was very noisy with traffic noise even if you close balcony door and windows. Bed mattress was hard. The place does not respond to messages or call (whatsapp or sms). There is no one at the reception in the morning.
