Location is delightful if you want to stay in the old city center. It is ~20 minute walk from Ghent Dampoort train station, ~35 minute walk from Ghent St.-Pierre, and is also accessible by bus or tram, which you may purchase tickets for near the station/stops. Once there, it is ~12 minute walk to the church with the Lamb of God altarpiece. The hotel is nice, staff is always available at the front desk, and this was a very enjoyable experience.
The breakfast scene isn't what I was expecting, and I didn't purchase the on-site breakfast, expecting I would want to eat nearby. (I acknowledge this is more on my planning / expectation front than the hotel itself, but mentioning for others who are planning to stay here, as it is useful to know!)

The location of the hotel was perfect in the heart of the city which is ideal for getting around. I appreciate with that comes road and city noise so the road outside was quite loud from early morning.
The lobby and reception area was nice and welcoming. I felt the rooms looked tired and could do with a refresh. It was bland and tatty around the edges and the bathroom also. Shower hose wasn't long enough for a 6ft man.

The hotel is in an excellent location for visiting Ghent. The breakfast was fine.
Our room (at the front of the hotel) was VERY noisy from as early as 6:15 in the morning - both from deliveries to the large convenience store opposite and from the large building/renovation site next door where very loud work started at 8am. By the evening the noise was over.
