The room was reasonably nice, but lacked some maintenance/updates. I.e. plugs loose in the wall, wires hanging in the hallway.
First there is no available parking near by... unless you are really really lucky and catch someone leaving on street parking. We drove around and around the building for more than two hours and finally went to visit a local attraction. We came back several hours later and still had a hard time finding a parking spot and even then it was several blocks away. Secondly the checkin process was very cumbersome and confusing. We finally did get checked in to the room but only after a lot of trial and error and with the help of another tenant in the building. Both these things - the parking problem and clumsy check in process made for a bad start to our visit in Rome and the B&B.

The B-B is in a very convenient area, being a short walk from the San Giovanni metro station which is 3 stops from the Roma terminal and there are sufficient shops, bars, cafes and restaurants within easy walking distance, including gluten free dedicated ones. The area is quiet compared to the tourist areas and easy to arrange a taxi pickup from. The on-site staff were friendly and helpful but struggled with English but quickly rang someone in charge who could handle all of our queries. The electric smart key for the main entrance worked brilliantly and when we left our luggage for a few hours after checkout, we were given a manual key to allow our return. The room is spacious, the bed comfy and there's good clothes storage. There's a small but handy lift for getting luggage or tired legs up to the 3rd floor.
Although there is a communal kitchen, most of the contents were purely decorative and even the sink and taps didn't work, meaning you had to rely on bottled water to use the tea facilities. Bread, butter and jams were supposed to have been supplied but on our first morning there was only a couple of crusts available. The coffee pods ran out quickly too. The fixtures were a little tired with the toilet seat rubbing against the sink, the curtains were coming off their rails the sink and taps were loose and the apartment door lock didn't respond to the electric smart key and took several attempts to work out how to gain access.

We liked the central location, away from the craziness and busyness of the area of Rome, where people are likely to go, such as Vatican, Trevi fountain, etc., - those crowds down there were equivalent during the day to when you leave a stadium at the end of a game! And there’s no way in heck we would’ve ever found a parking spot for our rental down there. There was parking available, near our rental, (although at a weekly cost), right across from RomAntic dreams. We needed this because we had traveled with a rental car through Tuscany from other towns before we came to Rome. There was bottled still water in our room every single day and our bed was made up every day, if you want fresh linens, just ask, although after the third day or so I believe they charge you, we also liked the common kitchen area, which had more bottled water, a refrigerator, a microwave to use and plates, silverware, glasses, coffee, or tea, some bread for toasting and some cereal that did not taste very good. The mattress and pillows were very comfortable and when you are away from home, that is very important. The things we were not happy with were the lack of quick communication with staff (via messages) once we arrived to get into the place so (from the highway ), I called the phone number to Gionni who really did not speak English so it was a struggle to get into the place - finally Corinne called me and told me to get on ‎WhatsApp and she would send me the magic codes and everything to get into the place but I believe that should’ve all been done ahead of time. …..and it’s been over 24 hours that I asked about if there was laundry facilities or where to leave the keys once we checked out and the laundry question was only answered after 24+ hours (we ended up just doing it in the previous town we had left because they never answered us )….and they still haven’t answered our question about the keys, so we just left them right there in the door lock where we had found them.

Location is excellent. Friendly staff.
Breakfast is very basic. Building entry not clarified correctly. Towels not replaced daily. Shower temperature very temperamental. Didnt specify bathroom is across a communal hallway.
