The location was fantastic, in the heart of everything but tucked away on a quiet side street. We walked to so many sights, including the Pantheon, Colosseum, Trevi Fountain, Spanish Steps and Trastevere, with buses nearby. Aurelia (apologies if misspelled!) made us feel like family with her helpful directions, restaurant suggestions and lovely chats after our days exploring. Our room and bathroom were clean, the bed was comfortable, and towels were refreshed daily. We even loved the tiny antique elevator with its manually opened doors. Riding in it felt like experiencing a piece of history!
The room was a little small, and the entrance hallway felt a little cramped, especially when accessing Room 1, which was directly behind the main door. These were minor inconveniences in an otherwise lovely stay.

Excellent location, easy to reach everything.
Small room.

The arrival instructions were clear and Aurelia, the manager and housekeeper, was lovely and helpful. She recommended great restaurants and places to sightsee, including some lovely spots in Trastevere. The location was excellent, close to the Pantheon, Trevi Fountain and Spanish Steps. We walked everywhere, including to the Vatican, Colosseum and Roman Forum. Plenty of public transport was also available but we wanted to walk. Our room was updated and very clean, with daily housekeeping provided. We were grateful for the two lifts in the five-plus storey building.
The building’s exterior and communal areas could use some TLC and don’t give the best first impression. However, don’t let that put you off, as our room was updated and very clean.

The property has a great location and a short walk from lots of amazing sites in Rome. Bathroom appeared to be newly refurbished.
Unfortunately we felt slightly mislead by the photos on booking.com. The room was basic and did not have the premium feel displayed in photos and is certainly more of an AirBnB than a guest house. We arranged a taxi transfer from the airport to the hotel, unfortunately a local taxi/uber would’ve been cheaper and given our driver was 30 minutes late, it was also not more convenient. We received entry codes via WhatsApp on our way to the hotel, which despite being helpful may not be possible for all guests, so worth considering before booking. The lifts in the building are extremely small and are not suitable for large luggage. The bins that are within the entrance hall to the building are also quite unsightly and don’t give a great first impression. We had room 101 which is directly next to the front door and “reception” area/where a member of staff stands outside for the hours in which they are working. Due to the poor soundproofing you can hear guests coming in and out at all hours. I would strongly recommend adding a sign to enter/exit quietly as I don’t think other guests would even consider this is a room next to the door. A few cleaning issues noted on arrival which were corrected immediately, however not the best impression in terms of cleanliness. Shower is very narrow and odd dimensions, may not be suitable for all. Heating is only put on when the reception staff member is working, not when needed, which in December is slightly problematic. Room was rather cold at times and towels in the bathroom did not dry on radiator due to lack of heating. Room was very basic and as mentioned above, not similar to the photographs. Luggage storage is just a place to leave your bags in a corridor, it is not secure. Overall, the negative review was largely as a result of feeling slightly mislead, as well as the lack of soundproofing in the building and facilities. We did not feel we got value for money.
