Its location. And the staff is very helpful. Nice people.
A bit shabby, it feels like this hotel has not been maintained for long time.

The room size
The location and the lack of breakfast . They have a coffee shop but no one to run it. The staff barely speaks two words of English and the water heater was problematic. This hotel is like Savannakhet : dying. Avoid both.
