This was our second stay and we returned as it’s amazing value for money and very good quality- it’s improved even more in 12 months - the breakfast which was included was last year excellent but now there is a superb coffee machine which was a pleasant and welcome surprise- we will definitely return again
Absolutely nothing

Lovely welcome from front desk. In good location for walking around Chiang Mai. Bars and restaurants close by. Other reviewers mentioned night club noise but stayed Friday and Saturday night in room 202 and did not hear anything other than the heavy rain on first night. Good breakfast was provided. We were given a late check out until 2pm which was appreciated.
Towels were clean but looked a little grey and tired. But were arranged in delightful elephant manner on arrival :)

Location
There s a bar nearby that plays very loud music clearly for people under the effect of substances until 3-4 am, including with drums, making it impossible to sleep. We had to move location
