The room was clean, but there were aspects that were rundown; the outlet was falling off the wall and the towels were very thin.
See above. It was also a bit hard to find the room; the directions should be clearer regardless how to find it, as it’s in a large apartment building.

Very short stay- one night
Comfy bed, great continental breakfast, great espresso!
Small bathroom for 4, but again, stayed one night coming directly from airport late

Tasty breakfast, very clean room, great location (just a few minutes away from Tiburtina Station or Bologna metro), Lidl supermarket is approximately 10 minutes away, friendly staff, Mrs Anna was very nice:) Bathroom and beds are very very clean.
Walls and doors are very thin - if you wish to sleep in the morning, you will hear everything that is happening in the hallway.

I didn't like the checkin process. I expected that someone would be there to greet me. The property owner or manager didn't alert me that I needed to call and be guided via phone to find the apartment which is in a large and disorienting apartment building. After a long day of travel by myself, I had to negotiate my luggage with one hand holding the phone with the other to follow the instructions that were given to me in real time. Luckily I had a phone that works in Italy too. I can easily imagine some foreign tourists finding themselves in difficulty with this unwelcoming checkin system. Instructions on how to access the property need to be shared with the guests beforehand!!! Moreover, the neighborhood is very dirty (trash all over the sidewalks), noisy (lot's of traffic) starting very early in the morning, devoid of shops and restaurants. The only positive aspect is that you are very close to the Tiburtina train station. Finally, the only body wash left in the bathroom was a half used little bottle: this tells me that they left for me something that another guest had used before me, which I find kind of disgusting. The woman bringing breakfast in the morning was very nice and that was the only redeeming factor. If this place costs half of what it does, I would accept it (though the check in process would still need to be addressed)
