Location was good for the purpose of visiting our friends in Swaffham. It was quiet and the staff were friendly and accommodating . Breakfast cooked to order, not buffet
We thought our room would be in the main building but was in a separate annexe. The bed was comfortable but when the temperature dropped during our stay, the heating wasn't working. Plenty of hot water but the decor in the bathroom could benefit from a little tlc

The reception we received when we arrived was very good, with friendly staff. Dinner was excellent with a great choice of food and wines, and the presentation of meals was very good. The room was quiet and comfortable.
Breakfast on the Sunday morning was chaotic. We had to wait almost half an hour to be served drinks and then another long wait for food. When our pre-ordered breakfast arrived the order was not correct, and by the time the error had been rectified and my dish arrived, my partner had finished his meal. Service was very poor.
Check out was also slow - there didn't seem to be any staff around!
