- The location is very good, quiet place in the turistic Gion
- Plenty of space in the room
- Free water and available umbrellas to use during rainy days
- There is no staff to ask for help
- There is no kitchen with the basics (microwave etc). -The area behind the building is private and sometimes, when they hear new guests entering to the building, they start shouting in japanesse and pointing (we got scared the first day).
- There are suitcases all the time on the ground floor and barefoot people using the wifi and chargers downstairs.
- The maintenane of the room could be better because it stinks

Location and style was great. Beds were large and comfortable. Balcony was cute and we used it daily. The bathroom was large with double sinks, the shower had amazing water pressure. Every room had its own name. Loved our stay.
No staff seemed to be on site. We were glad there was actually a staff there when we needed more towels. No elevator was an adventure with large suitcases as the stairs are STEEP!!

Zizi Kyoto Gion has a great location. In the heart of the Gion district, so really very convenient for exploring the area. The hotel itself is OK - no extra features like washing machine, nevertheless the room was great! Really huge, taking typical Japanese premises into account ;) We were 5 people - 3 adults and 2 grown up boys and easily fit in. The room looked exactly like on the pictures, everything was clean, beds were super comfortable, bed linen soft and washed, the same with towels. There are a small fringe and a kettle in the room, too. There are plenty food possibilities around, just few steps away is a FamilyMart, our favorite Japanese grocery shop. We even met twice the staff at the reception, but honestly, didn't need his help, the access codes are provided well in advance, and everything is clear and intuitive.
