Incredible view and location, excellent snorkelling right out front. Wonderful breakfast and kind staff.
It was beautiful but a little tired. We still absolutely loved it though.

Lovely traditional style units on a fantastic snorkeling beach. Views were great. Directly East facing for an epic sunrise. We also had Lumbung house which had a lot of character and a lovely spot. We slept on the daybed to wake up with the sunrise. Also a good location. In a quieter part of Amed but walking distance from some Warungs and Japanese Shipwreck..
The only real downside is that because of the open air bathrooms you get a lot of leaf litter and it's handy to have that swept out each day. We didn't have housekeeping during our stay.

Loved seeing the sunrise and walk by the isolated beach at night.
I would love to use a sun bed, but another guest - unpleasant elderly woman, has accumulated her staff on one of them (sunscreen, stuff she collected by the beach, dirty cups, towels, pillow, mask, hats, basically a whole suitcase of mess lying in the center of the common area!), and additionally booked 1 to 2 sunbeds to herself to change them during the day, even though she was not there. There were 6 sunbeds in total, and only 2 of them in the shadow! The staff didn’t do a thing about it, and never cleaned her mess. It stayed there overnight for days. Same with trash bins in the garden - always full with trash from the day before. You eat breakfast, they clean the table in the evening…
If you’re sensitive to things like that - it can impact your stay. Guy working at the reception only wants you to book a tour with him, he doesn’t care about his job responsibilities.
We stayed in bungalow nr 04 - it was quite nice, I also checked bungalows nr 03 and the premium bungalow - they looked much worse.

The bungalows proximity to the beach, the sunrise view, and the simple but nice breakfast.
This was by far my least comfortable and least enjoyable stay in Bali. The only positive is the location; everything else was disappointing especially for the price you pay. I tried to take the negative reviews with a grain of salt as I always do, but I should've taken them to heart. I do not write bad reviews, and often overlook small details etc, but...
The staff were unfriendly, unhelpful, and at times dishonest. I had to change rooms from a sea-view bungalow to an obstructed view because of a major leak during a rainstorm and was poorly handled by staff. The bungalows are not cleaned during your stay, nothing is topped up, and I had to ask for basics like fresh towels. One staff member even tried to scam me with ridiculous pricing for a short ride back from dinner in Amed. Communication was very poor, and staff is often seen sitting on their phones.
The property is very isolated. Don’t be fooled by the map, it takes almost two hours on foot to reach the center of Amed. A scooter is essential. On weekends, the atmosphere is ruined by loud music from neighbors behind the property and shouting from the nearby road and fishing boats.
As a solo female traveler, I felt particularly uncomfortable here. The environment did not feel safe or welcoming, and I ended up sleeping with my terrace lights on just to see movement outside.
Overall, this was my least favorite stay in Bali. I would not recommend it.
