Clean comfortable. Friendly staff. Restaurant and coffee on sight. Good location for pilgrims walking the via Di Francesco
Only thing I can say is that the breakfast hours were a little too late for me. I started walking around 730 to beat the heat

Friendly staff, beautiful terrace off room, wonderful on-site restaurant. An added bonus was the sink with washboard on the terrace for doing laundry - a nice amenity for pilgrim walkers.
