Great location and very peaceful setting. Villa with pool is very private.
Part of the appeal is the mature foliage, however some of the furniture is showing signs of wear/age and needs repair or replacement.

The property is large and was very picturesque and well appointed - a private pool per villa, additional 2 large communal pools, well fitted out gym, lawn to relax on, communal activity room with snacks, bikes to ride around the property. The villas were classic Balinese style and private. There were very few mosquitos. The buffet breakfast was moderate and adequate. The transfer staff were very friendly and accommodating.
The reception staff were a little rushed and not welcoming on arrival. Not the normal reception for Bali.
The location is on a busy road and beach 10min walk away. There is a number of people assisting tourist to cross roads so this isn’t a huge problem and the road is not audible in the hotel.
At the beach however you can purchase day lounges so this isn’t really an issue and it is a nicer beach compared to Kuta and Seminyak. There are a number of local warungs on main road but limited restaurants except for expensive hotels. Warung Lima however is a great find and 5min away on the way to the beach. We didn’t eat at the hotel other than breakfast and the prices looked reasonable.
There are a number of seafood earrings in the beach within 10-15min walk including Cafe Lia which was good.
Some of the bathroom fittings are a little old but the hotel is working hard on updating these small things

The gardens and the pools were great, being able to store our bags after check out and still use the facilities including have a shower before our afternoon flight was great. We loved all the frangipani trees in flower and the staff were friendly and helpful.
The lack of deep cleaning and long term maintenance was unfortunately a let down. The big downside for us was the extraordinarily large number of mosquitoes in our villa upon arrival. My partner and I spent more than half and hour killing mozzies when we arrived. They were literally buzzing around in small swarms in the room! Maybe the room was left open with the lights on in the evening or something, but it was pretty bad. And we live in a place with some mozzies, but nothing like this. The fact that the two sliding wooden doors in our apartment mumber 72 didn’t close properly to meet other allows a gap for them still to enter, just shows a lack of attention to detail and maintenance. The big communal swimming pool needs draining a proper scrub down to remove mould and black spots on the bottom.
