Location was great. We stayed in a 2br and requested single beds in the second room. Beds were clean and comfortable. Our room was on the 23rd floor and was extremely quiet with an amazing view over the city and port. A short walk to spark arena and queen street as well.
The building was a bit tired and run down but it was clean, comfortable and staff were nice and helpful. Parking was $40 per night, but they would get Your car for you when required.

For what you pay this is a good stay when on a budget.
Bathroom smelt damp, some mould on walls and shower seals.
Door and walls of bathroom was covered in hair from the previous person who stayed in the room. I cleaned this myself, as I could not wait until the next day for the cleaners. The man and the reception did however apologies and organised for the cleaners to clean the bathroom the next morning.
Bedding was not changed throughout our whole 6 night stay. Cleaners only emptied bins, change towels and re-tuck the sheets.
Car parking fees are very expensive (was made aware of fees prior to our stay) , we paid to ensure security of our hire car as parking options are very limited. Valet parking was okay, however can sometimes be a bit inconvenient if the person at the desk when you need the car isn’t able to drive the vehicles.
