The hotel is a bit outdated but really clean and in a great location
It’s a bit tired and old fashioned

Friendly welcome, conveniently located near Orvieto at 20-30 minutes walking distance in case you plan on drinking a glass of wine in the old town (steep climb, no pavement, but Italian drivers are used to pedestrians; you can also drive and park near the city wall), clean room and well cared for (I don’t understand the critique in other comments), beautiful marble staircase (it’s an old seminary), excellent breakfast, parking on the grounds. And one can get all this for a decent price.
