Wake up to panoramic ocean views at this bright Newport Beach oceanfront upper unit in the sought-after Balboa Pier area. Designed for laid-back coastal living, this spacious 3-bedroom, 2-bath retreat offers comfort and style, with room for up to 8 guests to relax just steps from the sand.
**Beach Access: Please note that beach access for both units is through the downstairs front patio. Upper unit guests agree that the front patio area is only to be used as a pass through while the lower unit guests have full usage rights of the main patio and it's contents.**
General Info:
Minimum Age Requirement: In accordance with Newport Beach Municipal Code 5.95.045 the minimum age to rent this unit is 25 years old and the guest of age must be present and reside in the unit for the duration of rental. Each reservation requires a completed guest portal which includes ID verification and a signed rental agreement.
**All reservations are subject to owner approval**
Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.
Parking: 2 car parking - This unit provides 2 car garage tandem parking - not shared. Parking access is through a tight alley, and the garage opening is narrow. Larger vehicles will not fit.
Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!
Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.
You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, etc.
Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

Amazing location! Lots of space to spread out. Good communication with host. Even though the listing said no laundry detergent provided they were nice enough to provide a few when I requested it.This would be an even better place to stay with some fairly minor changes. Upgrade from single ply toilet paper, fix the living room recessed lighting (the switch was damaged and wouldn’t work), use white towels instead of blue so guests feel confident in the cleanliness, provide floor fans (there was one in the closet that didn’t work), provide laundry detergent and at least a couple of coffee pods for first morning.

Great location, clean place, amazing weather. We really appreciate the kind and responsive customer service, as well. This place had everything we needed for our family of five. We rented bikes, walked on the boardwalk, and had a bonfire right out in front of the rental on the beach.

House worked for our extended family. Having that third half-bath was handy, and the location worked out really well--close to things but a clear view of the water and relatively quiet.

We were hoping from the pictures that it was oceanfront, but it’s quite a walk to where the water was. It’s ocean view. Wish we knew about how awful the parking was because we had 2 large SUV’s and it was horrible to park especially the streets were very narrow. Also the hike up each flight of stairs is awful! My grandma was with us on oxygen and there are stairs everywhere all over the house and many flights up to the living area and it was narrow. Also bring your own pilllows. We got very flat pillows and only 2 on the master bedroom. Other than that, it’s pretty clean . I just wouldn’t recommend the stairs w young children and the elderly.
