In desperate need of renovation - many problems.

The swimming pool is newly refurbished and was often empty so we could have a private swim. Seeing the goats and donkeys pass by the glass doors was a sweet touch. The showers and changing rooms were clean and quite new making the swimming aspect lovely. Pool was clean and warm, a real treat.

I booked a 3-week stay at Bailey's Barn on the Moor Farm estate (Foxley, Norfolk) via Booking.com and Cottages.com. We ultimately cut our stay short due to severe maintenance, cleanliness, and safety issues, resulting in the booking platforms agreeing to cancel our stay and fully compensate us for the remaining time. Major issues included: • Safety Hazards: The astragal on the French doors was snapped in half, leaving a sharp, pointed edge right by the door handle. Exposed, sharp nails were present, and the door itself was broken and wouldn't close properly. • Severe Damp: The property had a strong damp smell requiring windows to be kept open. Blown plaster was falling out of the walls, and the damp permeated the chest of drawers, making our clothes smell. • Lack of Privacy: A camera from a neighbouring resident's property was pointed directly at our French doors. Furthermore, local residents frequently used our designated outdoor table and chairs, meaning we had to keep our dog inside at times. • Misleading Listing: The swimming pool and play area were pictured as being on-site, but they are actually a 3-minute drive or 9-minute walk away. • Maintenance & Cleanliness: Kitchen floor tiles were smashed and held together with sellotape, and the blinds were torn and taped with duct tape. The carpets were so badly stained we had to wear shoes indoors. There were broken hooks, dead spiders, and cobwebs throughout. • Amenities & Noise: Some kitchen equipment was heavily scratched and rusty. There was no dedicated Wi-Fi router; the connection relies on another property, resulting in dial-up speeds. Additionally, being a residential area, there was loud dog barking from 6am. After filing three formal complaints with the booking agencies, they agreed the property was not fit for purpose and permitted us to leave early with a full financial resolution.

Great location. I would not revisit.

The barn conversion is really nice. If you have a car getting around Norfolk is easy. It's a beautiful place.

Unfortunately the post cade is wrong for Baileys Barn and takes you to the wrong location, and despite arranging an arrival time there was no answer from the contact number. I asked another holiday maker and they said they'd been there three days and seen no one from the farm. There's a difference between "being left alone "and left on your own". We drove around until we stumbled across it. The boiler in the kitchen gave out fumes and I couldn't locate a carbon monoxide or smoke detector (hence 1 star on facilities). Directions:- Turn right into Chapel Road East NR20 4QS and take first drive/entrance on the right.

The barn conversion is really nice. If you have a car getting around Norfolk is easy. It's a beautiful place.
