VILLA CASE D'ARNO
As the property is rented for exclusive use, the booking platform’s automatic calculation is accurate for up to 9 guests (using 4 bedrooms and 3 bathrooms); however, if you wish to include the Cottage as well, the rate for 10 guests applies.
The villa is situated amidst 12 hectares of organic crops and an orchard. Its location in the Arno Valley, near the riverbank, offers beautiful views of the Casentino hills. The towns of Poppi and Pratovecchio are approximately 3 km away.
Guests have access to both the Villa and the Cottage. The restoration of the complex—which dates back to the 19th and 20th centuries—has created a holiday home offering a total of five bedrooms and four bathrooms across a combined area of 220 sqm. The property is rented to a single group for exclusive use, with two accommodation options:
The Villa accommodates up to nine guests, features four bedrooms and three bathrooms, and spans 160 sqm over two floors. The ground floor (80 sqm) houses a spacious, light-filled living area—featuring two large circular windows that frame the scenic landscape like paintings—equipped with two sofas, a fireplace, and satellite TV. There is also a dining area with a table and chairs, and a kitchen complete with a five-burner gas stove, electric oven, extractor hood, fridge-freezer, dishwasher, and various small appliances. Additionally, there is a bathroom with a window, shower, toilet, bidet, sink, and washing machine. The spacious bedroom—configured with either a double bed and a single bed or three single beds—features a window with blackout shutters and a mosquito screen, as well as a large window with blackout shutters that opens directly onto the patio. A wooden staircase leads from the living area to the upper-floor hallway (80 sqm). Here, there is a double bedroom with its own independent entrance via an external staircase, blackout windows, and a private bathroom equipped with a shower, toilet, bidet, and sink. Another double bedroom features a balcony and a window with blackout shutters. The third double bedroom offers a window with blackout shutters and an enchanting view of the hill where the medieval Castle of Romena stands. Finally, there is an additional bathroom with a shower, bidet, toilet, and double sink.The Cottage accommodates up to three guests, featuring one bedroom and one bathroom. It spans a total area of 60 square meters and is laid out over two floors. The 30-square-meter ground floor houses a spacious living area with armchairs, a wood-burning stove, satellite TV, a writing desk, a dining table with four chairs, and a kitchen equipped with a four-burner gas stove, microwave, extractor hood, fridge-freezer, and various appliances. A wooden staircase leads to the upper-floor landing. Here, you will find a bathroom (with a window, shower, toilet, bidet, and sink) and a large bedroom with a window (featuring blackout shutters) overlooking the lovely swimming pool and the hill crowned by the Medieval Castle of Poppi. The bedroom is furnished with a fireplace, a double bed, and a single bed.

Guests have exclusive use of a large garden equipped with children's play equipment, a foosball table, a barbecue, and a prep area; guests can also pick fresh herbs for delicious barbecues and enjoy the shade and cool air provided by large trees on hotter days. Your pets are welcome to join you and swim in the Arno River, which flows along the edge of the property. Surrounding the pool is a sunbathing area with sunbeds, deckchairs, benches, and umbrellas. The large 6 x 12-meter pool—perfect for relaxing swims—features corner steps and both interior and exterior lighting. The patio is furnished with a gazebo, benches, and a large table for outdoor breakfasts and dinners.
